NOTICE OF COMPLETE APPLICATION AND NOTICE OF PUBLIC MEETING
January 24, 2025
Complete application for Draft Plan of Subdivision has been received by the Town of Greater Napanee. Pursuant to Sections 34(13) and 51(20) of the Planning Act (R.S.O. 1990), Council will hold a public meeting on February 25, 2025, to outline the content and effect of the application, as well as showing the lands affected. All those interested are hereby invited to attend the public meeting and express their view on the application.
PURPOSE
Applications were received from Staikos Homes (2014) Limited for the creation of a subdivision (PLSUBD 2024 013). The subject property is approximately 4.54 hectares in area and abuts the properties on the west side of Ashwood Crescent, west of 450 Bridge Street West and west of 84 through 88 Cherrywood Parkway.
The site is currently designated ‘Medium Density Residential’ and ‘Environmentally Sensitive’ in the Town of Greater Napanee Official Plan.
The applications seek approval for the construction of 19 single detached dwellings and 24 semi-detached units for a total of 43 dwelling units. The development would see connectivity to Bridge Street West and Sierra Drive, a stormwater management pond would be constructed at the south end of the development and parkland would be dedicated to the Town at the south end of the lands to provide connection to the Cherrywood Parkway parkland area.
LOCATION OF PROPERTY
The property is known locally as 458 Bridge Street West and is located within Part of Lot 45, Concession 1, Former Township of Richmond, and is more particularly described as Part 4 on Plan 29R-3001. Refer to the attached key map.
OTHER APPLICATIONS
The lands are subject to application for zoning amendment under file number PLZACO 2024 014.
NOTICE OF APPEAL
If a specified person or public body would otherwise have an ability to appeal the decision of the Town of Greater Napanee to the Ontario Land Tribunal but if the specified person or public body does not make oral submissions at a public meeting or make written submissions to Town before the by-law is passed or before the approval authority gives or refuses to give approval to the draft plan of subdivision or the by-law is passed, the person or public body is not entitled to appeal the decision to the Ontario Land Tribunal.
If a specified person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Greater Napanee before the by-law is passed or before the approval authority gives or refuses to give approval to the draft plan of subdivision, the specified person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
If you wish to be notified of the decision of the Town of Greater Napanee on the proposed Draft Plan of Subdivision and/or Zoning By-law Amendment, you must make a written request to the Clerk, identified below.
PUBLIC MEETING PLACE
The public meeting will be held at 7:00pm on February 25, 2025, at Town Hall, 124 John Street, Napanee, Ontario.
