NOTICE OF COMPLETE APPLICATION AND NOTICE OF PUBLIC MEETING


January 24, 2025 

Complete application for Draft Plan of Subdivision has been received by the Town of Greater Napanee. Pursuant to Sections 17(17), 34(13) and 51(20) of the Planning Act (R.S.O. 1990), Council will hold a public meeting on February 25, 2025, to outline the content and effect of the application, as well as showing the lands affected.  All those interested are hereby invited to attend the public meeting and express their view on the application.

PURPOSE

Applications were received from Bridge Street Meadows Inc. for the creation of a subdivision (PLSUBD 2022 080), Official Plan Amendment (PLOPMA 2024 054) and Zoning By-Law Amendment (2024 055). The applications apply to the entirety of the approximately 16.4 hectare parcel. 

The site is currently designated ‘Low Density Residential’, ‘Medium Density Residential’ and ‘Environmentally Sensitive’ in the Town of Greater Napanee Official Plan.

The subject application proposes to create a residential subdivision with 138 single-detached dwellings, 124 townhouse dwellings, and mixed use buildings consisting of 10 live-work units. The subdivision would include the creation of new public roads, park space and stormwater management ponds.

LOCATION OF PROPERTY

The property is located at 415 and 427 Bridge Street West (immediately opposite the northern limit of Cherrywood Parkway) within Part of Lot 16, Concession 2, Former Township of Richmond, and is more particularly described as Part 1 on Plan 29R-4360.

There are no other applications.

NOTICE OF APPEAL

If a specified person or public body would otherwise have an ability to appeal the decision of the Town of Greater Napanee to the Ontario Land Tribunal but if the specified person or public body does not make oral submissions at a public meeting or make written submissions to Town before the by-law is passed or before the approval authority gives or refuses to give approval to the draft plan of subdivision or the by-law is passed, the person or public body is not entitled to appeal the decision to the Ontario Land Tribunal.

If a specified person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Greater Napanee before the by-law is passed or before the approval authority gives or refuses to give approval to the draft plan of subdivision, the specified person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

If you wish to be notified of the decision of the Town of Greater Napanee on the proposed Draft Plan of Subdivision and/or Zoning By-law Amendment, you must make a written request to the Clerk, identified below.

PUBLIC MEETING PLACE

The public meeting will be held at 7:00pm on February 25, 2025, at Town Hall, 124 John Street, Napanee, Ontario.
